How long does DPC last for?

Published in Damp Proofing 2 mins read

Ideally, a damp proof course (DPC) should last for at least 30 years. However, various factors can affect its lifespan, potentially causing problems sooner than expected.

Here's a breakdown of factors influencing DPC longevity:

  • Installation Quality: A poorly installed DPC is more prone to early failure. Gaps, improper materials, or incorrect placement can compromise its effectiveness and shorten its lifespan.
  • Material Quality: The type and quality of the DPC material used play a significant role. Some materials are more durable and resistant to degradation than others.
  • Environmental Factors: Exposure to extreme weather conditions, such as prolonged periods of heavy rain or intense sunlight, can degrade the DPC material over time.
  • Damage: Accidental damage to the property, such as digging or construction work, can physically compromise the DPC.
  • Bridging: A DPC can be "bridged" when external ground levels are raised above the DPC level, or when internal plaster, render or debris allows moisture to bypass the DPC.

To ensure your DPC lasts as long as possible:

  • Choose a reputable contractor: Ensure proper installation by hiring experienced and qualified professionals.
  • Regular Inspections: Periodically inspect your property for signs of dampness or damage to the DPC.
  • Maintain Clear Drainage: Ensure that gutters and downspouts are clear and functioning properly to prevent water accumulation around the foundation.
  • Avoid Bridging: Ensure external ground levels remain below the DPC level and avoid internal plaster/render connecting with the ground level.
